Property Preparation

To get the optimal price for your home, you want it to show the best version of itself. In collaboration, we discuss improvements and repairs that could be done to showcase your home in the best way possible. These include paint, repairs, landscaping, and cleaning. This is also a great time to organize and sort the possessions you want to take with you to your new home, as well as those items you want to discard or donate.

Pre-Sale Disclosures and Inspections

When you sell a home, you are required to disclose any known material facts about the home. Full transparency is in your best interest to ensure a seamless close to escrow with no problems in the future. Together, we will review the disclosures to assure that you are disclosing everything required by federal, state, and local law. In addition to conducting required inspections on your home, it is also highly recommended that the seller conduct a general contractor and pest inspection on the property prior to marketing the home for sale. Doing so will provide information about the home’s condition to potential buyers upfront-, thus reducing the chances of renegotiation during the escrow period. There are other inspections that you may want to have done prior to putting the home on the market, and we can discuss these options together.

The Marketing Period

It’s now time to get your home on the market! I craft a multi-platform marketing plan that maximizes exposure for your home. I have your home professionally photographed and marketed in a way that reaches the largest pool of potential buyers, while also marketing to the buyers that are most likely to be searching in your area for your type of property.

Together we review offers received to determine which ones are the strongest. The price of the property is paramount, but there are other considerations in an offer that can affect which offer is best for you. I’ll guide you through each factor so that you can decide on a winning offer.

The Escrow Period

Once a buyer for your home is found, we will enter the escrow phase of the sale. An escrow company is the unbiased third party that facilitates the sale and purchase of a home. The escrow company holds all deposit funds and documents, facilitates the title report and buyer’s title insurance, calculates all should be prorations, such as property taxes, and then records the sale of the property with the City. The escrow period lasts from the time a buyer’s offer is accepted until the close of the sale of the home.
