I’m so happy for my clients who sold this chic two story condo with two bedrooms and one and a half baths. The sellers were delighted that we exceeded their price expectation, though this was definitely an example of that old saying, “Timing Is Everything.”
We first brought the property on in the 4th quarter of 2021 with a pricing strategy to inspire multiple offers as that was what we was happening in the market at that time. Unfortunately, by the time the property was prepped, staged, and live on the MLS the market had shifted and slowed. Rather than take an offer below the sellers’ expectations, and frankly the home’s value, we went off the market over the holidays and brought the property back on in the new year. By then the market had shifted again and serious buyers were out shopping. Two weeks later we were in contract with multiple offers and twenty one days later we closed escrow above even our increased price!
